Cookie Policy
This page explains what cookies are, which ones this website uses, and how you can change or withdraw your consent at any time.
What cookies are
Cookies are small text files placed on your device when you visit a website. They are widely used to make websites work, and to provide information to the site owner about how the site is being used.
Your consent
We only set cookies that are strictly necessary for the website to work unless you give us permission to set others. When you first visit, you are asked whether to allow optional cookies. Nothing optional is set unless you turn it on, and choosing to reject them is as straightforward as accepting them.
You can change or withdraw your choice at any time using the button below, or the “Cookie settings” link in the footer of every page.
Strictly necessary cookies
These are required for the website to function and cannot be switched off. They do not store any information that identifies you for marketing purposes, and under the Privacy and Electronic Communications Regulations they do not require your consent.
| Name | Purpose | Duration |
|---|---|---|
| rmhtb_consent | Stores your cookie choices so we don’t ask you on every page. Held in your browser’s local storage rather than sent to us. | Until you clear it |
Analytics cookies — optional
We use Google Analytics 4 (property G-L9WK1GWJ3N), loaded through Google Tag Manager (container GTM-K59D8Q6R), to understand how people find and use the site so we can improve it. These cookies are only set if you turn analytics on.
| Name | Purpose | Duration |
|---|---|---|
| _ga | Distinguishes one visitor from another so visits can be counted. | 2 years |
| _ga_<id> | Keeps track of your session so a visit isn’t counted more than once. | 2 years |
Marketing cookies — optional
If we run advertising, these cookies measure whether an advert led to an enquiry and allow relevant adverts to be shown on other websites. They are only set if you turn marketing on.
| Name | Purpose | Duration |
|---|---|---|
| _gcl_au | Used by Google to measure advert conversions. | 90 days |
How we keep optional cookies switched off
We use Google Consent Mode v2. Before Google Tag Manager or Google Analytics load, this site tells them that analytics storage, advertising storage, advertising user data and ad personalisation are all denied. They stay denied until you choose otherwise, so no optional cookie is written before you have given permission.
Third-party content
Some pages embed a video hosted by YouTube to explain the Help to Buy repayment process. We use YouTube’s privacy-enhanced mode, but if you play a video, YouTube may set its own cookies. Links to GOV.UK, RICS and Trustpilot take you to those organisations’ own websites, which have their own cookie policies.
Managing cookies in your browser
You can also block or delete cookies through your browser settings. Doing so may stop parts of this or other websites from working correctly.
